So why are specialists required to carry out some tasks and why is it important for a regular maintenance schedule to be in place and for that maintenance to be thorough?.......

The build up of grease, dirt and soil deposits is an inevitable occurrence within the commercial catering environment no matter how effective sites daily, weekly and monthly cleaning schedules are.  The problem is that less accessible areas and surfaces such as canopies and ducts, walls above 6 feet in height, floors, equipment and even ceilings will accrue a progressive build up of grease, dirt and soil deposits.  A build up of these provides a breeding ground for germs and bacteria, attracting vermin as well as increased health risks which in severe cases can include a release of noxious fumes.  This build up also poses an increased fire risk.  Irregular or incomplete maintenance may also reduce the longevity of equipment and therefore in the long run also increase costs.
